About Our Services

We are independent Estate Agency based in Edgware, Middlesex, selling, renting and managing property since 2008.
We cover the North West London area, in particular Edgware, Mill Hill & Stanmore and surrounding areas.
We extensively market Properties whether "For Sale" or "To Let" by offering services such as coloured photography, detailed floor plans, local newspaper advertising and extensive advertising on Rightmove, Zoopla & Primelocation plus email marketing.

Sellers & Landlords

We offer free market appraisals and very competitive Selling commission rates with business terms and conditions available upon request. We are members of the NAEA & The Property Ombudsman Redress Scheme.

Fees

Please find below our standard Sales & lettings fees. Please note we do not fall out with our clients over fees so pop in to our offices and have a coffee with us so we can tailor a package for your needs!

FEES TO VENDORS (FOR THE SALE OF A PROPERTY)

Sole Agency Fees: 1.5% inc VAT
Joint Sole Agency Fees : 1.75% inc VAT
Multiple Agency Fees : 2% inc VAT

Please note that VAT is currently calculated at 20%

Let Only Service

Sole Agency: 9.6% (including VAT) of the annual rent
Multi Agency 12% (Including VAT) of the annual rent
Renewal fees are 7.2% or 9.6% respectively

INCLUDES

  • Advertise the property, this could include taking photographs and advertising online and/or in the shop window.
  • Conduct viewings in the property with potential tenants
  • Compile full referencing on any incoming tenant
  • Collection and remittance of initial months' rent received (less charges)
  • Deduct any pre-tenancy invoices
  • Advise all relevant utility providers of changes
  • Provide tenant with method of payment of ongoing rents

Full Management Service

6% (Including VAT) of the annual rent

INCLUDES:

  • Collection and remittance of the the monthly rent received (less any charges)
  • Pursue non-payment of rent and provide advice on rent arrears actions
  • Deduct commission and other works
  • Advise all relevant utility providers of changes
  • Undertake property inspections throughout the tenancy and notify landlord of the outcome
  • Arrange routine repairs and instruct approved contractors (providing quotes)
  • Hold keys throughout the term of the tenancy
  • Make any HMRC deduction and provide tenant with the NRL8 (if relevant)

Rent Collection Service

(NB This service is only offered in the full management package)

INCLUDES:

  • Collect and remit the monthly rent received
  • Deduct commission and other works
  • Pursue non-payment of rent and provide advice on rent arrears actions

ADDITIONAL FEES OR POTENTIAL CHARGES

  • Deposit Protection In My Deposits: £21.60 (Inc VAT)
  • Court Attendance: £100 per hour (Inc VAT)

*(Dependent on the number of bedrooms and/or size of the property and outbuildings)* Fees, terms and packages can be discussed *

Reservation Fees (including creation of contracts, processing application, referencing checks, registration and move in).

  • 1 bedroom £250.00 inc vat
  • 2 bedroom £250.00 inc vat
  • 3 bedroom £265.00 inc vat
  • 4 bedroom £285.00 inc vat
  • 5 bedroom £300.00 inc vat
  • 6 bedroom £325.00 inc vat
  • 7 bedroom £350.00 inc vat

Inventory charges

  • Studio flat £180.00 inc vat
  • 1 bedroom £195.00 inc vat
  • 2 bedroom £215.00 inc vat
  • 3 bedroom £235.00 inc vat
  • 4 bedroom £255.00 inc vat
  • 5 bedroom £285.00 inc vat
  • 6 bedroom+ £325.00 inc vat

please note the charges above are for standard inventories, additional bathrooms please add £20.00 inc vat extra per bathroom. If the property has a swimming pool please add an additional £50 inc vat.

Registration of Deposit £21.60 inc vat (please note this is paid by the landlord)

Call out charge for tenants that lock themselves out of their property : £25.00 inc vat
